This stunning newly designed house has just been granted Planning Permission. Presently an early century bungalow occupies the plot, and the clients had been watching the property for many years waiting and hoping for the opportunity to secure it as their own. The location of the site is a superb, on the hill above Kingswear which affords far reaching views up and down the river and out to sea.
The clients brief was to provide a contemporary home with lots of glazing to maximise the views. They also required an open plan style living area, a separate guest suite and garaging. The site for the development presented some challenges as former quarry use left a very steep slope on one side of the plot. Uniquely as the curtilage of the plot wraps around the front of the hillside of Kingswear, with the road running below, there was an opportunity to create two points of access into the site. This was instrumental in being able to create lower floor garaging on the steepest side with guest accommodation above that connects into the main house. There is also a driveway to the main front door of the house on the upper side of the site.
The design includes three bedroomed accommodation in the main house, all with en suite bathrooms at the back of the property allowing balconies from each suite at the front and the master suite having the luxury of a wrap around balcony taking advantage of the stunning views up river. The extensive glazing is set under an overhanging roof which affords protection for the interiors and avoids the greenhouse effect inside during the summer months when the sun is high, yet allows the low winter sun to flood the house with light.
